Portrait of the Execution Process of Atalarik Syach's House Resumed After Previous Stalemate Negotiations

The execution process of actor Atalarik Syah's house has resumed after a previous attempt failed to reach an agreement. Dede Tasno, as the execution applicant, visited the location to continue the actions that had been delayed due to various obstacles.

The representative of the applicant, Yuri Ramadhan, explained that the previous execution did not go as planned due to technical issues and weather conditions. He mentioned that the execution had been scheduled with official permission from the court.

“So yesterday we actually did get a brief for the execution. Then we were also limited by time, and there was rain, right? This is indeed part of the object too, but it was only partly affected, you know. It was only partly affected,” said Yuri Ramadhan in the Cibinong area, West Java, Friday (16/5/2025).

Not only technical factors, the prolonged discussions with the legal representatives of Atalarik also became a reason for the delay in the process. Yuri mentioned a promise from the opposing party to resolve the matter by evening.“Then yesterday, negotiations took place. But it should have been resolved yesterday. Because a representative from Mr. Atalarik's legal team promised by 7 PM. We waited for everyone, including the bailiff, at the court, everything at the court office,” Yuri explained.

However, time continued to pass without clarity from Atalarik's side until the evening. Yuri said they even continued to wait until 9 PM to find a solution.“At 8 PM. And we arrived at 9 PM. After 8 PM, we were still waiting for discussions until 9, you know. And there was no agreement. Now, this discussion process cannot be postponed. Because later there is concern that new problems might arise,” he said.

According to Yuri, the court should expedite the process so that it does not drag on. He emphasized that the opportunity for negotiation has actually been closed.“So the court must speed up this process, you know. And what kind of negotiation will happen later, we also don’t know yet. Because yesterday was actually our last, we have already closed the negotiation space, you know,” he said.

Nevertheless, his side remains willing to listen if there are any new reasonable offers. He emphasized that as the petitioners, they are only following the applicable legal procedures.“But we’ll try to listen first to see how it goes, so that later we can determine what steps to take. Because we can't just hold this. This is all legal, the court regulates it, not us,” Yuri explained.

He revealed that on the day of this continued execution, his side was offered payment in the form of a car. According to him, time is also a crucial factor in this legal process.“10 o'clock is actually half an hour. Earlier it wasn't even half past 10, right? It was still around 9:20 when I checked the time. This is for, well, we were going to submit a down payment but in the form of a car. That's it, in the form of a car,” he said.

Yuri also explained the matter regarding the value offered by Atalarik's side in the previous negotiations. He mentioned that there was a price imbalance because the opposing party used an outdated price reference. “Oh, I see, so this box is what he wants to save from seizure. Then the BPN measures, we calculate the price per meter. Now, what year is it? 2025. Last night it didn't deal because he wanted to use the price from 2015,” he revealed.

He regrets the request for prices based on years that are outdated and not relevant to the current conditions. For him, this makes the offered value unreasonable."What I want to know is, what year are you standing in now? We can't speed up time, we can't turn back time, you know. We don't know what will happen in 10 minutes, and we can't go back 10 minutes to see what happened. So, we don't want to use 2015 prices," he said.

By considering the latest market prices, they opened negotiations with values that correspond to the current NJOP. He detailed the calculations that have been agreed upon internally."From the year 2000 to 2015, how many years has it been? Who would want to keep using that? 2015, you know. It's unbalanced, Miss, it can't be done, you know. Let's use the price for 2025. Right now, the NJOP is already 2 million. The price we opened yesterday is 3 million per meter for negotiation. That's why the last figure was 850, so 1.5 times 550, right, Sir? 550 meters," explained Yuri.

However, he emphasized that this execution only targets part of the disputed object. This is done in accordance with the limits set in the court's decision.“This is only half,” Yuri concluded.
