The Land is Seized, Atalarik Syach's Photo Once Offered a Car Worth 200 Million but Was Rejected

The execution of Atalarik Syach's house in Cibinong continues on Friday (15/5/2025). This time, the agenda being carried out is the seizure and destruction of part of the building assets that stand on the land owned by the plaintiff, Dede Tasno.

Dede Tasno's attorney, Eka Bagus Setyawan, explained that this process is being carried out because there was no prior complete agreement. He stated that the building standing on his client's land must cease its function and be demolished because it is illegal.

"Today, the agenda is the continuation of asset seizure, destruction because the building stands on our land," said Eka when met at the location.

In the latest negotiation process, Eka revealed that there was an offer from Atalarik Syach. The offer was in the form of a car guarantee with the vehicle ownership certificate (BPKB), but it was rejected by the plaintiff."In the negotiation earlier, he did offer the BPKB of the car as I mentioned, which was said to be worth up to Rp200 million, I didn't accept that so I asked for cash instead," he said.

Eka stated that Atalarik finally agreed to provide cash as an initial payment. The money has been partially received and will continue to be disbursed in stages."But Atalarik's commitment is that he can give it today, earlier I mentioned at 11 o'clock we would wait for the transfer, and just now it has been made but only Rp200 million," he said.

From the preliminary agreement, Atalarik Syach agreed to an initial payment of Rp300 million. The remainder will be paid in installments over the next few months."So his commitment is to pay Rp300 million first, after that he will pay in installments over several months," explained Eka.

Eka stated that his side has given a time frame of up to three months for the payment of the remaining balance. He emphasized that this process remains under legal supervision."3 months," he answered briefly when asked about the deadline.

The total compensation charged to Atalarik is estimated to reach Rp850 million. This figure consists of the value of the building standing on his client's land."So, the figure of Rp850 million includes Rp550 million for the building that stands on our land, now how much is Rp550 million per square meter? Rp1.5 million. Just multiply Rp1.5 million. Thus, the figure of Rp850 million was born," explained Eka.

The remaining amount of the total has not yet been paid and is currently being awaited by the legal team. Eka said that his side will continue to monitor this process until it is completed."We are waiting for today as well," he said.

For the technical payment of the remaining Rp500 million in installments, Eka has left the arrangements to the internal team. He admitted that he prioritizes a comprehensive resolution over the technicalities of the installments."For the technicalities, this is being arranged by our friends inside, what’s important is that it can be resolved. But what I regret is why you had to wait for me to get to this point before you wanted to resolve it," he said.

According to Eka, this dispute should have been resolved much earlier if Atalarik had been willing to communicate openly. He believes that Atalarik should have accepted the legal reality from the beginning."Why didn’t you communicate this from yesterday so that this wouldn’t happen? Just admit it, don’t wait until it gets to this point, after all, you’ve lost anyway," he said.

The confession referred to by Eka is regarding the land ownership status based on the court's decision. Since the building stands on land owned by his client, negotiations became inevitable."Yes, the land is not legally owned based on the court's decision and there is a building that stands on our land. Hence, this negotiation occurred," he asserted.

During the legal process, Eka stated that Atalarik never showed good faith to resolve the matter amicably. He also regretted that the efforts for an amicable settlement, which should have been facilitated through the principle of restorative justice, never occurred.
